When will I receive my payment?

Owner Deposits are issued on the 10th of every month via EFT or mailed check.  EFT transactions generally take 2 business days to be reflected in your bank account.

Do You Inspect the Properties?

We conduct annual property inspections as part of the Lease Renewal or Re-Leasing process and drive-by inspections 2x per year.  These inspections are included in your Leasing Fees.  We are happy to inspect properties additionally by owner request.

Do you run Background Checks on Tenants?

Absolutely, multiple checks are completed to make sure we have a high-quality tenant, including: Eviction History, Credit, Criminal Background, Rental History, Employment and Income verification and more.

Is Smoking Permitted in the Rental Units?

No smoking of any type is permitted in our renal properties per the tenant lease agreement.

How and When Do Lease Renewals Occur?

We reach out to the owner approximately 60 days prior to the lease end date to propose the new rent based on current market conditions.  Owners have final approval before renewal offers are sent to tenants.

Do You Collect a Damage Deposit?

Yes, the damage deposit is generally equal to a minimum of 1 months' rent.  That amount may increase in some cases, depending on the qualifications of the tenant.

Where Will My Property Be Marketed?

We use state of the art software to syndicate your listings across the web.  The line up is constantly changing but includes Zillow, Apartment List, Lovely, Trulia, Rentler, KSL, Our Social Media and Cozy to name a few.

Who Holds the Damage Deposit?

We hold the damage deposit on behalf of the owner.  Owners are welcome to hold the deposit, however, we must then provide the tenant will full contact information for the owner. This is not a practice we suggest.

What Happens in a Maintenance Emergency?

In the event of an emergency, the tenant will contact our maintenance representative who is available 24/7.  Our rep will take appropriate measures to make sure the issue is resolved immediately if necessary.

Do You Allow Pets?

We allow pets only with owner approval.  The owners pet preference is established prior to listing the property and is clearly outlined in the listing.  We require a minimum $250 additional damage deposit per pet.

Can You Help Get My Property Ready to Rent?

Yes! We are happy to help with basic repairs, maintenance, and make ready as you prepare your home to be rented.  We will also coordinate all repairs and maintenance between tenants.

Who Picks the Rental Price?

We provide you with a rent estimate based upon a current rental market analysis, resources and agent knowledge.  You get to pick the final price that the property is marketed at and ultimately rented at.

What is the Eviction Process?

Evictions are an unlikely reality of property management. We are experienced and know when & how to act.  Eviction costs are ultimately the owners expense, however, we withhold the damage deposit and pursue the resident via collection services.

Do You Provide Financial Statements?

Yes, owners have 24/7 access to real time accounting via their online owner portal.  We also produce monthly owner statements, as well as IRS form 1099 on a yearly basis for tax purposes.  We are happy to provide you with additional reports at any time.

Whose responsibility are the utility payments?

In single family homes, the resident is responsible for all utility payments.  We switch the energy on behalf of the resident during move-in & move-out.  We monitor water bills to ensure tenants are making payments.  Owners do not need to do manage the utilities, we will handle the entire process.

Who Does Showings?

A Licensed & Registered Parker Properties Real Estate Agent is present at all showings.  Lockbox combos are never given out to prospective tenants to "self-show".
